Nove Homes is a new 58 000 m2 development in southwest Sofia transforming an obsolete industrial brownfield site into a residential neighborhood. It is within walking distance of a key transport connection – “Tsar Boris III” Blvd., and the vibrant “Krasno selo” market. The site is also close to the “Krasno selo” Metrostation, part of the 3rd Metroline, providing quick and easy access to the city centre and other parts of the city.
The residential development is integrated into the existing built environment and provides active ground floors that create a vibrant living environment throughout the day. The development includes 14 residential buildings, varied in form and design to provide a diversity of housing options. It blends the living and landscape environment with different recreational features such as local gardens, trees, grasslands, playgrounds, sports facilities, benches, water elements, bike racks, etc. The concept defines two main landscape zones: 1) zone with local forest greenery with coniferous and deciduous trees in the periphery of the complex, and 2) zone with shrubs and flowering plants around the main pedestrian alleys.
The project creates a central public space in the southeastern part and a network of public spaces connected by a wide range of alleys with suitable pavement. It also offers underground car and bicycle parking facilities with access from the main streets in the adjacent areas – the local car lane of the “Tsar Boris III” Blvd., and “Haydushka polyana” St. towards the northwest.
